Your modular home will also need to pass another building inspection when it's assembled onsite. As part of your closing costs, an independent building inspector will also come to certify your modular home is built to code on location.

Energy efficiency

The other great plus of a modular home is the energy efficiency. A typical modular home is built with 2 x 6 walls, which provides more insulation and greater energy efficiency on heating costs.

Because your modular home was built in an indoor warehouse the manufacturer is able to use more caulking to insulate it. This means it's typically more energy efficient and provides more air filtration (the main source of heating loss in traditional homes) due to poor insulation.
